Selective
Onboarding.

We assess every property before it is accepted.

AirUs does not onboard every property that applies. Each home is reviewed to make sure it can be managed to a high standard and meet all the right requirements.

Strong outcomes begin with selecting the right properties.

Why Assessment Matters

The Right Property, In The Right Hands.

Not every property is built for short-term letting — and that's not a flaw, it's just reality. Layout, building type, location, how neighbours feel and what the local rules require all play a role in whether a home can genuinely perform.

When the wrong fit slips through, everyone feels it. That's why we assess first and accept second.

Our assessment process is how we make sure every property we take on has a genuine chance to succeed — for you and for us.
What We Look For

Defined Criteria.
Applied Consistently.

Each property is reviewed against defined criteria before a decision is made. If a property does not meet these criteria, this is communicated clearly.

Properties that need a little work before they're ready aren't turned away — they're given a clear, supported path to get there.
Layout Suitable For Short-Term Accommodation
Space, layout and capacity reviewed against what great hosting truly demands.
Condition & Finish Aligned With Standards
Condition and finish assessed against what's needed to deliver a great guest experience from day one.
Compliance Position & Licensing
STL licensing requirements reviewed, including Scotland-specific obligations where applicable.
Location Suitability
Neighbour sensitivity, local demand and the potential for responsible, considerate hosting all assessed.
Owner Expectations Aligned
We align on expectations, working style and goals before anything is agreed.
If Preparation Is Required

Standards Before Launch.
Always.

Some properties are suitable but require preparation before launch. This may include layout adjustments, furnishing upgrades or compliance-related works.

Properties are not launched until required standards are met.

Where appropriate, support can be provided through renovation, furnishing or setup services.

Consistency Across The Portfolio

Selective Entry.
Consistent Standards.

Selective onboarding supports consistent standards across every property under management. Clear expectations are established from the outset.

Many owners later place additional homes under management because the onboarding process creates confidence, clarity and trust.
