This stage begins after any refurbishment or renovation work is complete and does not include building works, changes or fixed installations.

Beds & Mattresses
Bed frames and mattresses selected for durability under frequent guest use. Sizes standardised across comparable rooms where possible.
Bedroom Furniture
Wardrobes, bedside tables, chests of drawers and storage solutions. Chosen for ease of replacement and compatibility with room proportions.
Sofas & Seating
Sofas, armchairs and occasional seating in neutral, durable fabrics suited to high-turnover use and straightforward cleaning.
Dining Furniture
Dining tables and chairs selected to fit the space correctly and withstand regular use without visible deterioration.
Curtains & Rugs
Window dressings and floor coverings in practical, neutral tones. Selected for ease of cleaning and consistent appearance across stays.
Cushions & Accessories
Decorative items kept minimal and functional. Selected to maintain a consistent look without accumulating items that increase per-clean time.
Lighting
Pendant, floor and bedside lamps. Sourced from widely available ranges to ensure replacement bulbs and units can be obtained quickly.
Mirrors & Wall Items
Practical mirrors for bedrooms and bathrooms. Wall-mounted items limited to what supports the functional use of the room.
Standardised Specification
Where AirUs manages multiple properties, consistent item specifications are used across them to simplify stock management and reduce replacement cost.
Replacement Availability
All items are selected from ranges that remain stocked over time, allowing like-for-like replacement without compromising consistency.
Colour Scheme & Materials
Selection of wall colours, furniture finishes, fabrics and material palettes to create a cohesive design direction throughout the property. Chosen to balance visual appeal, durability and long-term practicality.

All items are selected with frequent guest use, cleaning and replacement cycles in mind. Specification is assessed against letting performance across the full booking cycle.
