Our Story

Built From
Real Experience.

AirUs was founded in Scotland in 2017 — not from a business plan, but from hands-on experience managing short-term lets directly.

What started as direct management quickly revealed where informal letting breaks down. The systems and standards used today were shaped by that early exposure — by what went wrong, and what it took to fix it properly.

Today AirUs is a focused management company, not a volume-driven hosting platform. The difference matters to the owners we work with.

Every process, every standard, every decision — shaped by experience, not assumption.

How It Started

A Single Apartment.
Every Task Handled Directly.

AirUs began with a single one-bedroom apartment. Every element was managed hands-on — cleaning, maintenance, guest communication, issue resolution. Nothing was delegated until it was understood.

Early incidents involving key loss, late-night disruptions and property damage made clear exactly where informal short-term letting falls apart — and why it needed a better approach.

Those early lessons became the foundation for how every property is managed today.

Learning Through Experience

Performance Is Driven
By Structure.

Consistent problems taught a clear lesson: performance doesn't follow good intentions — it follows good process. Recurring failures made the case for proper documentation, defined accountability and monitored delivery.

The way AirUs manages properties today was built from that understanding — earned through experience, not borrowed from a textbook.

Building A Team

Growth Done Right.

As demand grew, expansion stayed controlled. Local teams were brought in alongside central oversight — maintaining visibility, accountability and clear reporting at every level.

New onboarding didn't happen until processes were in place. Scaling up meant having the foundations ready first — not the other way around.

Every city we entered was ready before the next one was considered. Infrastructure before expansion — always.

Where We Are Today

40+ Properties.
8 UK Cities.

AirUs now manages over 40 properties across 8 UK cities. Client relationships tend to be long-term and stable.

Where properties exit management, this is typically due to owners selling, changes in personal circumstances, or properties no longer qualifying for short-term let licensing — not service-related issues.

Growth continues on the same terms — measured, deliberate and aligned with quality standards, team capacity and licensing compliance across each location.
